What do they say?? It's all about timing. SW Florida's Real Estate market is booming once again. Leading the way is Cape Coral. Property is flying off the shelves here. Since April 1st of 2009 we have had 268 single family homes go under contract and 61 sold single family homes. Thats 6 days of activity. Many of these propertys have had multiple offers placed on them with many being sold for above the listed price. Yes there are still new homes being listed on a daily basis, but they are being put under contract many times within a few hours of being listed. We just made a couple of buyers very happy today. We put a 3 bed 2 bath pool home located in the NW area of Cape Coral under contract today for $99,900. This home was in perfect condition with all appliances, fresh paint, Tile floors and built in 2005. This home had been sold in 2005 for $279,000. Wow what an amazing deal these guys got. Another wonderful deal we got for one of our buyers this week was a 1800 sq ft home in the NW area of Cape Coral. This home was built in 2006 and featured granite counters, upgraded oak cabinets, all tile flooring. This home needed very minor tlc and the price was $69,000 - This home sold in 2006 for $264,000. Wow another great deal. Folks there are still great deals on Cape Coral Foreclosures to be had, there will still be new homes coming on the market, but the market is shifting in a big way.
